I agree, run the numbers. The bigger the property, the bigger the risk. Mansions have less demand for them.

Not necessarily. There are pockets out here in AZ where if you have a well built "mansion" for sale, it'll sell quick because there isn't a lot of inventory. Compare that to trying to sell an entry level $400,000 home in the suburbs, you're going to have a dozen homes just like yours for sale.

Believe it or not, the only residential developers and flippers I know who are doing really well in this high interest rate environment are the ones doing luxury deals.

(All of that being said, I don't recommend the OP get into luxury as a beginner. It is higher risk if you don't know what you're doing. Get 5+ years under your belt doing smaller deals before you start getting into the higher ticket homes)

that makes sense too. i dont know any big buyers so i will probably stay away. but im in Pensacola area so if anyone out there is look for something in my neck of the woods let us know! lol

I have came across some sellers with 700,000 and up properties. I think there could be potential but I am new to rei and only have buyers and partners experienced in smaller homes. Been thinking about flipping and house hacking them for events.

Hey everyone, my name is Donte Rome. I am in my 5 weeks of wholesaling looking to land my first deal! I am targeting my local area but also looking to wholesale in a westcoast market to give myself more hours to cold call. Any recommendations?
