@Anthony Gayden what you figured out about driving for dollars taking a good amount of time to find the properties, find the mailing address, and then order the mail is why it's been effective for a low cost/newer investor to start. It's the same reason newer investors often time use bandit signs (low cost barrier to entry). 

All that being said if your driving neighborhoods you are seeing houses that look like they need maintainance or FSBO before most of the guy/gals doing direct mail get to them. There are apps and services coming out that will allow you to input an address and it will send a post card to the owners address on file with the tax assessor.

These newer services often charge upwards of a $1 per postcard for the time savings you have to figure out if it's worth your time saved or if you have the time currently, but not the funds you can mail post cards very cheap with places like Yellow Letters Hq.

The new wave/fade is to skip trace the owners and simply cold call them. This takes a certain person willing to hear no a lot to get that one yes and not afraid of getting a few jerks on the phone.

 It's not great out of the box, but there are plenty of platforms that handle the email side of things. The easy way out would be the Globimail. The other options off the top of my head are Podio Tools, MailGun, or even changing the server settings on Globiflow to use your GMail account. There are solutions out there.

Once you're in the game long enough, you know it's simple...just not as easy as some make it sound. If you know your numbers & have a strong follow up game... you're already better than 95% of the investors out there.

Over half of our deals come from follow up!

I find that most Podio CRM's that are sold for investors are made for the complete Techy type. When a CRM has multiple workspaces, more apps than you can count on your hands and toes, and more gadgets than Inspector Gadget himself ...how easy can it really be to use or train a team to use???

We use REI Automation Squad's Beast Mode Podio suite. Our leads manager works the new leads starting in the morning and then starts working the "calling for more info" that have a next contact date of today

Then she moves to the follow up leads that have a next contact date of today. After three attempts we try every 45-60 days with a call from the leads manager plus the automated text (local phone #) & Sly Broadcast.

We track all outbound calls in Podio know by each day how many voicemails, no msg left, and contacts made happen during her outbound calls. This makes for an easy weekly meeting with regards to her KPI's.
