My guess is that she has failed to pay the gas bill and it has been turned off. Is the water heater and range gas?

Say that you are glad that they mentioned that and you can give them a 25% reduction. Explain that Air b&b has been popular and that you would like to use the place 2 weekends a month. They just have to leave the place clean and be out by 5 on Friday afternoon.

Even though I am not an agent I find this interesting in that Tn requires a licensee holder to reside in the state. I live near Bristol which is a city that straddles the Virginia and Tennessee state line. If this is true it's basically impossible for a agent living on the Virginia side of the city to sell property on the Tennessee side.

That is a crazy sounding loan. What was the appraised value of the completed house? With a paid for lot the bank should be willing to loan you enough to complete the house build.

This is also something that interests me. My eyes glaze over a bit though at the cost of developing 150 acres. Unless you were able to sell to a few very aggressive builders, it would take a long time to develop and sell enough of these lots to finally get to your profit.

As a contractor, if a potential client was asking this if me it would be a red flag for ME.

Unless the land is an absolute steal a developer will only buy on option or with the contingency of acquiring all of the necessary zoning and approvals.

Why didn't the buyer do their due diligence? Was there a reason they couldn't contact the local utility?
