I am going to throw out the figure of $1500. Of course the type of window and siding materials as well as nterior finish materials will play a factor.

There are a lot of variables with this. Is this window in a block wall? Concrete wall? Wood framed wall? Will the new window be wider than the existing window? Any electrical wiring need to be moved?

Excuse my bluntness here but you are interested in buying a property that after rehab you will have basically market value in. You can't owner occupy or use as a rental. Where is your profit?

Suppose you decide to not meet his terms and he just quits paying. How long will it take to evict him? What will eviction cost you? What are the chances that he will get another job soon? I don't know about your area but in mine, people that can and will pay 2600 in rent aren't common.
