@Brie Schmidt thank you very much for the encouragement. It's appreciated coming from a successful investor as yourself, by the way I really enjoyed the podcast you were on. 

@Nikki Grizzle @Douglas Snook is right this was a inspection for a permit that was pulled by the previous owner. Should be part of my due diligence. Definitely something I will be keeping in the back of my mind on future purchases.

Hi all,

Learned a valuable lesson in our first real estate purchase. I learned that one should be certain there are no prior inspections needed on the property by the previous owner. 

In the process of getting the rental certification we found out the previous owner had just replaced the hot water tank and had yet to get the final inspection on installation from the city. Thankfully it was at no cost to us and it passed with no issues. But, it is certainly something I'm going to keep in mind on our next purchase.

That being said we are excited to have our first property secured and pray it will be rented quickly, and are looking forward to finding our next property.

Hello everyone

I'm in need of some help locating a insurance company that insures rental properties. I am in southeast Michigan and will be closing Monday the 4th on my first property. I was just informed my regular insurance company does not insure vacant properties. Can anyone recommend a good company who is investor friendly? All help and advice is appreciated.

I guess it depends on where you are at and where you want to be and how much you have to spend. There are plenty of locations. I've looked at multi-families in Eastpointe, Roseville, Mt. Clemens, Port Huron, and New Baltimore. I have yet to purchase one, but those are the locations I've been focusing on. Best of luck on your search.

I don't think you're crazy, I have similar aspirations. However, after reading this excellent post I realized there could be other avenues to help and invest in other more tried and true ways of helping. Good luck with your endeavors.
