Lesson learned

Hi all,

Learned a valuable lesson in our first real estate purchase. I learned that one should be certain there are no prior inspections needed on the property by the previous owner. 

In the process of getting the rental certification we found out the previous owner had just replaced the hot water tank and had yet to get the final inspection on installation from the city. Thankfully it was at no cost to us and it passed with no issues. But, it is certainly something I'm going to keep in mind on our next purchase.

That being said we are excited to have our first property secured and pray it will be rented quickly, and are looking forward to finding our next property.
