Someone told me if they could start over they would rather of a couple of big properties than more smaller ones and they would have made more money with less work.

So, opposed to doing say, 2- 3 bedroom  house you’d rather do 1 - 6 bedroom?

That's awesome man. It sounds like you have your direction. Please consult with someone else on this one, but with the FHA loan I know you'll have to live in the property for a year. How that pertains to flipping I can honestly say I'm not sure, but something to possibly keep in the back of your mind.

but for something a bit more practical, I know that there is tons of resources for both multifamily and flipping on BP in podcasts and books. Good luck!

well, first things first. Welcome back home my friend. You’re in the right place if this is truly where you want to go.


my first recommendation is: find your niche and location. Do you want LTR? STR? Multifamily? SFH? Local? Out of state? I would use the podcasts as a good stepping off pint to find out where you want to go then learn what you can from there without going into analysis paralysis.
and remember, you’re not getting rich overnight. But getting rich slow is better than getting rich never. You got this.

So, I’m going into this question as a complete novice. So take that for what you will.

but with the internet and places like bigger pockets, you can invest literally anywhere at any time. But I would live in any area that give me the most money, and invest in short term rentals in that area, or with connecting with the short term shop and going into one of the markets they are in.


the advice I’m giving myself on the daily is this: AGGRESSIVE PATIENCE. Bust my butt at my job to get as much capital as I can, while realizing that it’s going to take time to raise said capital. And learning as much as I can along the way. Basically, when I’m ready to buy, I can look at the numbers and say “yep, that’s the one” just because I’ve been working so much on analyzing while saving

I would reach out to Avery Carl or Luke Carl. They don’t have a course per se, but they deal with STRs (and sell them), so they could possibly be a place to start at least.

 Absolutely not my own lol. I’ve been listening to “motivational speakers” and been reading books like that for almost a decade now. My brain is full of nice little one liners like that which I stole from somewhere lol
