Hello everyone. I must start by saying I love bigger pockets. I’ve come across it within the past year or so and it has sparked a passion I didn’t know I had, real estate. I really want to take action and get started but I am not sure on how to do so. I purchased my first home last year and I quickly found out that this is NOT MY ideal neighborhood to own a home but a great area to rent. I have really put a lot of work into my home and created a lot of forced appreciation and I have one of the nicer homes in the area. It’s not a terrible area, just doesn’t suit my personality, noisy neighbors who constantly are out all times of night. I want to purchase a new home in a quieter neighborhood but don’t really want to sell my house as I could generate income from it and start my real estate investing career. I just honestly don’t know where to start. Should you turn your home into a rental? How would I do so? Should I just sell it? Would it be a good rental due to the aforementioned reason as of me wanting to move? This is probably a silly question but hey, if you don’t ask you’ll never learn. Any advice would be appreciated, thank you.

@Jovon Itwaru thanks for the advice. I'm not too familiar with the REI meetings in my area but I'm definitely going to be on the lookout. Yes even if I have to do odd jobs just to show I've something to offer them. There's so much that I want to learn and if I can become proficient in even one area lacking that could make me more attractive to mentors? I guess first step is finding a meetup location.

Hello everyone,

I’m curious on how you all found your mentors? I’ve talked to realtors, tried to pick their brains. I’ve not much to offer except passion and a thirst for knowledge but it seems the realtors (whom are also investors) don’t really want to be bothered with my plethora of questions. I want to have something to offer in exchange for their time but I can’t seem to get them to engage. I know mentors should preferably be organic but my interactions with those I get to answer questions here and there seemed forced. Any ideas or advice on how I could seek out a mentor? What would make me more attractive to a mentor to want to give me their time? I’m very serious about real estate and this isn’t a passing phase. Any suggestions?

@Markos Gerges that’s great advice. Thank you. I’ve checked most of that data, I’m not getting as good a deal as I would’ve wanted but it’s not bad. I know it’s a good deal, the realtor was more impressed with the deal than I was but I understand I’m new to this so I’ve just been cramming with so much knowledge I possibly was expecting an unrealistic deal.

@Shaun J. The exit strategy is buy and hold. I'm going to use an FHA loan, occupy for a year, refinance to obtain a conventional loan, rent it out and repeat. Anything you'd recommend?
