Post: Dividing Duplex into two Parcels

I've heard of duplexes being split via zoning to be sold individually for maximized capital. Although I do not know what needs to be done to complete this properly, I think it's a beneficial exit strategy.

I have no experience in real estate as of yet but I was alerted of your post via keyword alerts! (Thanks bigger pockets!)

I just wanted to weigh in on your dilemma. From everything I've read and research so far, I am almost certain that the veterans will come here saying something along the lines of plot out your strategy and work backwards. What's your end goal? Where do you want to be 8 years from now? 5 years? 3 years?

I'm big into personal development and the encouragements you hear listening to the podcasts and reading the blogs and e-books heavily, come back to the universal success principals found in personal development: know your why and be committed.

The circumstances and situations are going to be different for every individual, but the success or failure is depending on how much conviction you have in the reason you're going into Real Estate Investing and the commitment to see it through NO MATTER WHAT.

As in all things in the life of business, you're only a loser, if you quit. I hope that this encouraged and helped you make your decision and I would definitely like to keep in touch to add to each others REI network.

@Daniel Ryu Definitely! I'm very glad that I've found this place now rather than later. I'm interested in holding property all over the world but first I have to start with my local area, get that first deal done and out of the way and then continue to learn then do, learn some more, do some more.

- Yes, I am so excited for the years ahead. I'm only 24 so starting out this young I think will definitely help me in the long run. I wanted to ask if this South Korean meet-up group only focuses on purchasing and master-minding for properties here in the states, or if you guys speak about and purchase real estate in Korea and other "international" countries (by international I mean any other country outside of the U.S.).

@Daniel Ryu  This is awesome. I've joined the meetups page to keep in the know. I'm going to be acquiring my Teaching English as a Foreign Language Certificate at the end of May. I'll then be spending a lot of time for the remainder of the year looking for jobs over in South Korea and other countries that I'm interested in moving to. If I end up coming to South Korea, I definitely want to connect with all of you guys!

@Shakara Pittman  Welcome to Bigger Pockets! I'm new here as well and wanted to continue to spread the same welcome that I was greeted with.

@Paul Timmins The example of controlling the property without owning it makes it much more clear. I was also interested in asking about this question but I haven't researched it myself yet. Do you have another example or two for familiarities sake?
