I’m a budding real estate investor interested in Investing in the local Niagara Falls area, also in the Hamburg and surrounding areas. I was wondering if there is anyone in the area currently investing, and if there are any tips from anyone in the area, I’d love to hear what they’ve got.

I'm just getting started and I have someone who is somewhat showing me the ropes, but I'm not able to talk to them all the time since they're busy often. I need some guidence. I am interested in every type of real estate investing, from BRRRR, to Wholesaling, to buy and hold/rentals etc. I know I shouldnt be searching for the perfect deal, but that's what I've found myself doing for hours in out of state markets since the market here in CA is so inflated right now. I'm not saying there isnt opportunities, but having bad credit and about no capital makes it pretty difficult out here, barring the Wholesaling side. I'm somewhat looking for a mentor and also open to most guidance any of yall have to offer.
