Thanks for your time Chris! I’ve been looking at the Dallas market for quite some time, I don’t have a huge understanding of that market, but originally being from Niagara Falls, NY it’s better than my home market. I’m likely going to take a trip down there in a few months and really do my best to get a good understanding of watch of the suburbs in the area.

Hi all! 

Im looking to get started in the DFW market for multiple reasons, many of which Im sure most of you know, so I'll get right to it. I'm looking to begin either BRRRRing properties or outright flipping them. I'm trying to increase my network in the area due to me being OOS. I'm stationed in CA and currently deployed for a bit longer here, but my goal is to BRRRR at least 6 properties within the next year. Looking to finally get started with investing after a couple years of soaking in as much as I could about Real estate. Having a hard time deciding where to invest most likely using the BRRRR strategy. How did you pick? Also how did you go about networking in an area where initially you knew no one?

Hi BiggerPockets! I've been on here for a while, but mostly just a listener of podcasts. I've listened to id like to say, a good majority of them. I've read most of the books mentioned and I've done countless hours of research. I'm sure I want to BRRRR to be able to eventually purchase some larger multi family properties (250 units+) possibly do some flips here and there just to increase funds. I'm currently deployed a bit longer, finally getting some time on the internets here, but when I get back stateside eventually, I'd like to hit the ground running. I have a year left in the Marine Corps, and the plan is to do at least 6 BRRRR deals before I get out. While deployed my wife renovated a duplex I bought shortly before joining the Corps, and we're in escrow now getting ready to close so we'll have a few thousand to invest. About 50-70K. I'm not necessarily looking for specific answers but I am looking for potential partners and advice as always. I'm just tired of the analysis paralysis. I've been on the sidelines building funds and knowledge up for the last 2 years. Im thinking I like TN, TX, and FL. But I'm definitely open to suggestions.

There is a lot going on and it might be hard to really know ALL the neighborhoods here but most investors do try to target properties that fit the 1% rule - meaning, the rent is equal to or greater than 1% of the value of the home. This means homes that are worth about $180k and less. Those are good rental properties. 3 BR, 2 ba...those seem to be very desirable for renters. If you are on facebook there are several DFW facebook groups (and even a couple of Marine Facebook groups too). It can be hard to invest from out of state for sure....by chance, are you living on base or off base currently? I'm not necessarily only looking for a normal Buy and hold, I'd like to find a property to BRRRR. Especially based off of David Greenes book about investing out of state, Im not particularly worried about it, just trying to build my team there now. I live off base and plan to do house hacking out here soon, but in the time being, I'm more interested in investing in DFW.

Currently, I’ll be staying in SD at least another two years, but from there, there is a strong possibility of me moving to DFW. This is dependent on a few factors, but investing out of state is something I know is not the easiest, which is why I’m trying to build a team out there first. I do have a very close friend and business partner in the area for the time being, as my boots on the ground.

Hello BP!

My name is Dominic Daoust. I started accidentally REI 5 years ago when I bought my first and only property, a duplex and started house hacking. I joined the Marine Corps and I am now stationed in the San Diego Area but I have been looking primarily in the Dallas Fort Worth area for investing. I am seeking others in the DFW area for advice, and knowledge. I'm also willing to help in just about any capacity I can be it from the fielding phone calls, to writing direct mailers. I would primarily like to get advice on some places to look for some deals and work for myself, but I would absolutely prefer to partner with someone with some experience on some deals, even just tag along to see how it happens. I've done a ton of research and read a ton of books. I am constantly trying to soak up as much knowledge as I can at this point, but I'm also ready to jump in and start learning from doing it.

Those of you that have had some success already, I would appreciate your advice, and possible direction if you're willing to share it.
