As long as you're going to be occupying the property, you can both go on a normal conventional loan, your partner would just go on as a non occupying co-borrower. You can use a normal conventional loan to do this with 5% down. You will be subject to PMI, though I know of a lender I use that have a PMI buster with 10.01% Down. What's the purchase price of the property?

You can also check out the county website, pull up the address and look at the property card. It'll have a sketch and some more information on the property.

So, its not necessarily a quick method, however you can use the county website to lookup the property owner information.

Hey! I'm also in California looking for an OOS investment in Indy. I started looking for an investment property in Indy and I reached out to COUNTLESS realtors in the area, that had properties listed. I couldn't get in touch with any of them. Eventually I ran into @Richard D Graham on here and he's been absolutely amazing. He's reached out to all the realtors for me directly, writes all the offers for me, no matter how crazy, and stays in touch with me constantly (even though I work all kinds of weird hours). Id reach out to him and see if he'd list it for you.

Are you asking if I’ve learned about these metrics or if I’ve actually applied them to each individual city? I know and understand how to find those metrics, and many more, it’s simply that I haven’t decided where exactly I’d like to start. (Obviously applying those to each house on the MLS would take years, no doubts.)

I am most likely going to do a combination of private financing and hard money lenders.
