@Jaysen Medhurst Thank you very much for all your feedback! I truly appreciate it. I belive the house has been on the market for 6 months because the seller does not want to negotiate the price. She said that she spent so much money into updating the house. Yes, that may be true, but she is charging the buyer for the cost due to the price being so high. In the end, she was finally only willing to give in for paying 2% of the closing cost. This isn't a war zone neighborhood, but it is in a bad neighborhood, but it is up and coming.

- Do you always use 15% for Repairs and CapEx combined? Even if it's been updated?

- My agent stated that with investment properties, I am only required to give 15% down.

After rethinking all the facts and the math, I decided not to go with this property. Jaysen, thank you for your time and feedback!

Great advice. Will do the spreadsheet for the Csp Ex. Thank you, Frank.

I am finding work to replace these items are at a premium right now. You may be able to find cheaper. But when running the numbers, I would rather have a positive balance than negative.

@Frank Geiger, thank you for your feedback. I am going to contact an insurance company to verify the insurance. As for the Cap Ex, why you say it's too low? 
My calculations already include the rents being raised. The seller also is firm on his selling price so no room for negotiating the purchase price.

Jose, thank you very much for your feedback. I researched about the down pymt on a MFH and you are correct. I am glad you provided that info. Now, I will adjust my calculations accordingly. As for the insurance, I plan on calling a company that was recommended to me.

Second one is that the insurance seems too low for a duplex. Maybe they are that cheap in the south but it may be worth to actually quote it and call a few companies.
