Thank you @Greg Scott and @Jaysen Medhurst for your prompt responses. Even though there were no HOAs, it does look like I would need to fix a couple of things, which reduces my cash flow. Also, I confirmed with the bank that I will only need 15% for the down payment. After rethinking everything, I decided not to go for this house. I think I found a great deal on a different house. I just posted it (Title: [Calc Review] Help me analyze this deal. Negotiating w/ seller.). If you could please provide your feedback, I will appreciate it. I took into account all the things you stated.

@Jaysen Medhurst Thank you for your feedback! Yes, this is a better neighborhood than the last one. I decided to pass this property up because it wasn't a great deal due to the numbers. Thank you for the tips. I will ask my agent about the lawn, and add $2k into the intial repairs just in case. However, shouldn't I get more of an idea of all the expenses that I have to put upfront during the inspection? I am about to put an offer for a different property. I plugged in the numbers that you recommended and I think it's a good investment, but not great. I am being conservative with my numbers so it is eating a lot of my cash flow. I will post the analysis soon.

@Tim Herman Thank you very much for your feedback. I truly appreciate it. I decided not to buy this property. I have learned to make my calculations more accurate. For a house that has been recently updated, do you still charge a minimum of 10%? The numbers that I need to account for that is mentioned in your feeback has been very helpful. I've added it to my notes! Thank you.
