Hello. This is a rental property. The house is currently tenant occupied till next year. Then, since the house is a bit dated, I can upgrade some things, but the house is still livable. The seller only negotiated $5k down their original price. By looking at the numbers, do you think it is worth the investment? I appreciate your feedback.

@Tim Herman Thank you for your feedback! I fixed the expenses. I was trying to be on the safe side. Everything is rennovated so there won't be any capex issues right away. I am inquiring when was the roof replaced. I also plan on saving all the cash flow for future expenses and other properties. I dont plan on spending it on non related Real Estate. I am going to save save save. Thank you again for everything. It means a lot.

@Jaysen Medhurst Thank you very much again for your feedback. My agent states she is sure she is able to get the rents at $950. The reason I put 10% is because it's a duplex so I meant to put 5% for each unit. I am currently waiting on responses to my inquiries about the electric meter, lawn care, and sewer. I'm glad you pointed that out! Thank you for your time and feedback. Very much appreciated!

@Jaysen Medhurst and @Tim Herman. Hey guys. Hope you both are doing well. I posted another deal analysis. Can you please review it and let me know what you think? It's a fully remodeled duplex (1 bed/1 bath per unit). I used 5% on vacancy, repairs, and cap ex for each unit. The city is a desired and nice city, but the income-rental ratio is not so great. My family lives there. It looks like a descent deal, but not great, but I have to start somewhere, right?
