    @Jaysen Medhurst Thank you very much for all your feedback! I truly appreciate it. I belive the house has been on the market for 6 months because the seller does not want to negotiate the price. She said that she spent so much money into updating the house. Yes, that may be true, but she is charging the buyer for the cost due to the price being so high. In the end, she was finally only willing to give in for paying 2% of the closing cost. This isn't a war zone neighborhood, but it is in a bad neighborhood, but it is up and coming.

    - Do you always use 15% for Repairs and CapEx combined? Even if it's been updated?

    - My agent stated that with investment properties, I am only required to give 15% down.

    After rethinking all the facts and the math, I decided not to go with this property. Jaysen, thank you for your time and feedback!
