Thanks @Thomas Franklin for your in depth reply. I'm in the same boat, wanting to buy as an investor but faced with big down payments (which I have) and 5-7 year calls. That's scary to me! There is nothing that will make the years fly by faster than a balloon in your future! The biggest problem in Alaska is that IF we have a motivated seller it's only because they are deeply underwater and no bargain. I'm the only person I know that owns property free and clear with a great FICO!

Paul, I looked for people with BP on their tags but didn't see many. Sorry I didn't meet you, but we always have this forum! Yes, I would have loved to go on the hike, but my plane ticket wouldn't allow it. Otherwise I would have had to stay several more days.

I just returned from the Paper Source Symposium/Conference, April 28, 29, 30, in Las Vegas, Nevada. It happens every year, courtesy of Bill and Allison Mencarow. What an event!  It's often said here on BP, "you don't know what you don't know." That's certainly how I felt before I went.  

 It was like a firehose of information every hour of every day, that I worked diligently to absorb. The speakers had many many years of experience in what they were teaching,  and were very willing to share ideas and techniques with us, the students. I learned more about structuring notes, buying back notes, helping a homeowner stay in their home by modifying their note, than I ever could have imagined. 

There's been  a lot of discussion here on BP about whether or not conferences are worth what you pay and I have to say the Paper Source Conference was absolutely worth every penny. If buying, brokering, modifying notes interests you, then plan to go next year.  No one requested that I discuss this here, nor have I received any benefits for my statements here. The Mencarow's just do a really great job  of gathering experts in the field to teach and bringing students together to learn, all at an extremely reasonable cost. 

 In addition, I now have contact info for people and servicing companies all over the US that I would never have found if I hadn't attended. It's interesting how many old timers attend year after year after year and  say they still learn amazing new techniques.

 Hi Andrey Y,  I don't know about Hawaii, but we are entering spring and summer in Alaska and this is always the time when real estate values go up.  I've been astonished at the rapid price increases in single-family homes and multi family units over the past couple of years. If a property is even reasonably decent the price is  at the very least $200 a square foot and often $250 or $300 square-foot. Last fall and winter there were a few that needed lots of fixup $70 - $80 sqft.  but those days appear to be gone. Rents are increasing of course, but when you consider the high property taxes here in the Anchorage and Wasilla area, there's not much money left for P&I.  

I've run lots of numbers, and yes I'm pretty conservative and risk averse, (I lived through the "crash" in Alaska in the 80's and lost everything) however, it's difficult to get enough cash flow now to make the risk worthwhile in my opinion. I consider Alaska a "small population" state, ( about 720,000 total population) and as such, if people start leaving we have big problems.  I just checked Google and the population of the Municipality of Anchorage, which is the greatest concentration of jobs, real estate, commerce etc. is almost 301,000. The Mat-Su Borough is the next largest at 95,000. 

The state has budget  problems and of course everyone knows the price of oil has dropped dramatically. I can't even imagine how many people have lost their jobs or will lose their jobs. The last time I checked, that meant  they couldn't make their house payment either.  

Personally, I'm building up my warchest and hoping that there are some motivated sellers and/or realtors who know how to put deals together for investors that will still be a bargain.

I'm a new note investor wanna-be in Eagle River, Alaska and have searched the internet far and wide to find honest info about this area of investing. Fortunately, I stumbled across Bill Mencarow and he was kind enough to return my email inquiries and even referred me to some folks locally in Alaska. I met with one of the locals who spoke very highly of Bill and his PaperSource Seminar. As a result I'm attending and bringing a friend of mine who is also interested in notes.  

The people on this site are so informative - I'm delighted some of you will be in Las Vegas at the seminar. It will be great to meet you in person after reading your blog replies!
