When I became the new owner of my first duplex on July 24th and one of the tenants failed to pay rent on the following first.  I only owned it a week and already had to deal with that "crap".  Still am 2 1/2 months later!

Research has shown that odd numbers work best.  $1973, $2037 ...

Notices can be sent by first class USPS mail as well.  If it doesn't get returned and there's no forwarding order, then it means they got it.

Perhaps this happened for a good reason and you are being protected, although I know you aren't feeling it at the moment.

That was a lot of work you put in.

Check on the HOA themselves. Ask for the board meeting minutes as well as the CC&R's and any addendums. You'd be surprised to find out what goes on by reading the minutes!

In my 20 unit complex, no one wanted to be on the board because the PM was a bully and the board comprised of his buddies.  Check it out.

Agreed, let her sue you first.  Chances are that she is bluffing.  Follow your eviction protocol.

If you notice any type of nuisance or neighbor complaints, that can be a means for early eviction.  Review the lease and try to find a loop hole.  My inherited lease didn't give me much and I have to wait until April 2016 to not renew the lease.  Meanwhile the tenant is paying late up until the sheriff has to show.  We have to accept the full rent late if they offer it, and cancel the eviction.  A nuisance is not related to the rent at all.   Good luck!

You really don't need permission to do maintenance and repairs.  You only have to give her a couple days notice and tell her when you and the maintenance guy would be over there.

You need to get paid the rents so that you can make your payments as well!

Tell him that you expect the rents to be deposited to your account by a certain date to meet your obligations or you will have to find a different company that will.  You need to go about this as a business, not a popularity contest so don't worry.

Even if it costs you a bit to change, what's it costing you now?  Over $10,000?  I call BS on that guy, don't worry about ruining the relationship.  Apparently he doesn't care about it.  Perhaps he thinks that it's due him for managing.

You don't even have to go in person.  I recommend first talking on the phone with several PMs and choose one that you are comfortable with and then put yours to the test.  If he doesn't cough up your funds and he's still late after a month, then leave, and you'll already have a backup available.

He probably doesn't even have your money and squandered it (I hope not).

Yes they still make the heat lamps.  I have one in two different bathrooms each.

Recently had an electrician order and install the last one.
