@Scott Morris hey sorry for the late response. 

I'll try propertyradar. Propwire is about the same as Propstream, however, the data is more up to date. Im not liking propstream much anymore. Dont feel like the data is updated regularly.

Ive been using the county GIS. Its slow and super time consuming, but I have had more success talking to actual leads and locking up contracts.

@Scott Morris thanks for that insight brother. Appreciate it. Right now Im using Propstream and also looking at Propwire which is free data for now. How are the ones you use comparable to Propstream? Excuse my ignorance, just getting back into all this..

@Andy Edgemon thats solid! I didn't think of that one. Kinda new to the land gig. Im sure Ill find some methods that are right up my alley. 

With that tax route, whats the benefits there? Excuse my ignorance on it. Ive never really looked into that side of investing before...

I'll check out the references you provided for leads. I'm not sure if the data is going to be the same as propstream, but Im sure I can find that info...unless you know that already and can share.


As for a CRM, I use GHL and have built out my own prospecting AI for land and other niches in real estate which works really well. I will probably build on top of that to make it more compatible with what I am trying to accomplish as I move forward. I was just trying to see if there was anything on the market thats simple to plug and play especially with offer templates designed and already integrated to send out as blind offers.

For lead gen I do run an agency so generating buyer leads wont be an issue. That space is certainly saturated and way to many promises in the space. Ive got a small little team in place.

I was looking for something I can dive right into without having to build something out...

Hey everyone. Looking to see what CRM’s or softwares are out there outside of PropStream or Coles for finding and automating the process of finding scrubbed data for land leads. 

I’m currently using PropStream for land leads while checking Zillow for best sold areas.


Anyone have a solid solution they are using or recommend?

We do millions of dollars a year flipping rural vacant land. I know several investors who do the same. It's a great strategy.

As with most strategies, there are several ways to skin this cat. As @Robert Ellis indicated above you can entitle and/or develop the land but that's not a strategy I would recommend for most investors. Especially someone new to land. Keeping the transaction simple by buying Low and Selling at or near market value is much more approachable.

Seth Williams over at RETipster is indeed the real deal and I would heartily endorse checking out his stuff. There are also several other good educators in the space.

Without getting too far into the nitty gritty what you're looking for is current market trends to see how fast things are selling. You can do this by diving in data from places like Redfin or you can approach it a bit more simply by pulling up the map on Zillow and looking to find markets where there is a healthy balance of Sold Properties to For Sale Properties. More Sold than For Sale over the last year? Good sign! The opposite? Maybe not.

Every market is different but you can always look to sales trends to abstract away the details and tell you how "Hot" a market is.


 This is great info. I’m coming back into wholesaling and have been looking at land flips. I think there’s a lot out great opportunity here!

@John Stepp are you using a land flipping contract specifically for your state or is it pretty generic? Im looking for a nationwide land flipping contract with a built in assignment....got any recommendations?

The BPO will determine your short sale offer and approval. Make sure to "influence" it well and ethically.

If they require it to be listed, doesn't mean it has to be placed on MLS unless they require which therefore provides you with "non-mls" listed property and more attractive if you plan on flipping it. :)
