Dude peeps in Hialeah and Miami are just shady...I would stay away from it and let him try and have his cake and eat it too. This neighbor has it out for you. Lets say you end up buying then you have to go thru the headache of having to get rid of him or simply incurring more repairs than you probably estimate you have now. There's lots of other deals out there and Hialeah is filled with them.

Miami Dade and Broward county here in Soflo is low. Being connected to right folks and having a strong offer is what you need to get ahead.

Tim Czarkowski I can give some input on this as I currently purchase these types of properties and have them cash flowing at the moment.

One of the main things you need to really be aware of is how long do you have on the property before it forecloses. Of course every bank is different, but naturally it takes a fairly long time prior to the banks foreclosing on the property. I know you mentioned that in your previous post, but this is I would say the biggest concern. What are you currently doing to postpone the foreclosure?

Another thing to look for if your buying, is to make sure that you buy houses over condos, although if you buy in the right building it can turn out to be a gold mine for you. Houses in associations are just easier to deal with and easier to rent out. You should make your initial investment within your first 6 months if you buy right and cash flow the rest of the way. Hope this helps!

Fortunately, I have been using trans funding for the past several years for my flips & understand it very well. I was just wondering if you do a more lengthier time hold for flipping? This will also helps in my neck of the woods since buyers and agents are a bit scarce at times...

Okay sorry for the unclarity of the question...

Is anyone wholesaling/flipping short sales just like you would with a REO?

I am familiar with the paper work that goes into acquiring a short sale and wholesaling/flipping it. I am curious as to anyone wholesaling a short sale through the MLS without going the traditional route?

I am always looking and exploring outside the box when I get a certain strategy down pat...

At one point I was contemplating on Short Sales and flipping like I do REO's but it was the area that I was concentrating on where my REOs where selling good, that it didnt work well.

I did have to take some time off, but I've been looking in quick selling areas for SS's and might start attacking those now along with REOs just to get more in the pipeline.

Can you send me info on your trans funding? Do you guys happen to allow for a 30 day hold or less for funding?

I had to take some time off due to some personal issues I was dealing with. Now that I am back on my feet, I have been investing to buy and hold but looking to start flipping again.

I noticed in my area of Miami, properties are scarce. Any others experiencing this dilemma in your neck of the woods?
