You have to think for yourself. Although i distaste gurus and those people you have to heed warnings and go figure out if it is true or not. The SP500 is waaay trump overvalued right now, and all goes the same for RE. Study the fundamentals of a property in the market you are interested and as long as you are confident in your reasons, stick with it. If you are sure why would you be stressed out?

Leave part of your capital to appreciate in the SPX and the rest to get cash flow from the properties. They are 2 completely different concepts.

1-Figure out how much of that you can afford to lose and look at syndication 2-Keep the rest for a rainy day

Park Pratt it's a good idea. Also take pictures before so they don't tell you after that "the pipe was already broken"
