Portugal is a great place to invest, but you need to partner up with someone here.

Tax laws are different, lot's of opportunities for Golden Visa.

Know beforehand if the people you say can back your deals will actually do it. Most people will stay in Broke's Ville forever but they act like they "can" help you. It's a number's game. Don't believe a word when people tell you that "find the deal and the money will follow" that is a lie. There are a lot of deal and not so many people with the whole nine-yards to back you. People give you money if they trust you and believe you will do what you say you are going to do. Good luck

You have more control on apartment investing than any other asset class if you do it yourself. If you invest passively you must vet the syndicators well. We do real estate, buy companies and have a couple startups on the side. People arr everything.

@Joe Fairless but i am getting started.:-) My goal is to get to 160,000 units until 2020 under management.

Since i live outside the US, i think there are some items that are a bit harder to do. Nevertheless:

Current Status:

1/Relationships - this is working and also cold calling brokers.

2/go to the courthouse and visit eviction court - for this i guess you would need someone there

3/direct mail to the owner and drive around neighborhoods - same as above

4/no reply so far

Call them and say what you what and the returns. Ask them to include you in their mailing lists. Learn how to analyze a deal under 2-3m so when they send you a deal you always respond with numbers justifying you purchase price bid
