Hello

I need some help planning my first purchase.

I am interested in multifamily homes to buy and hold. I will be using my own money.

The question i am faced is that i am from Portugal and want to invest in the US.

Can anyone give me some help on the correct steps doing this?

Even with different terms here, i believe we can make this through.

Can you run this from the beginning? 

How do you do your process? What do you look for,(tenants, no tenants, loans,...) I'll try to fill in the blanks here where they apply.

I'm browsing through the offers they have here in Portugal. The buildings are from 2 units to 4 per floor

Usually there are 2 types:

1-almost vacant condemned buildings needing just about everything construction related

2-no problems, being used, but need to buy at a premium from the owner of the building

Regarding financing, here in Portugal you get a standard mortgage from the bank. But due to the interest rates it gets really expensive. For instance: 500k for a mortgage for 30years, after all taxes and charges you end up paying 1.5M.

This is why i am asking you this.

Hi guys.

I'm just starting out, and studying to prepare my first deal.

I'm interested in buying a building to have the cash flow from the rents forever.

Anybody knows the answer for these 3 questions?

1) Do you buy an empty building, restore it and wait until you get tenants? or

2) Do you buy from an existing owner at a premium because he already has tenants in it?

3) Do you get financing from a bank or get funded by private partners? Banks are much more expensive, and if you get funded by private partners seems like you won't get much left from the rents for you.
