Thank you @Alvin Tse.  I've been involved in real estate on Long Island as a loan officer, title rep and real estate paralegal so I'm not looking to work as an agent and just want to obtain the license for my own investing.  If you know of any hands off brokers, please let me know.  Love that you are in Valley Stream.  I grew up there!

Hi BP.  I just finished the required 75 hours of class time to get my NY real estate salesperson's license and wondering if anyone can tell me their typical fees/arrangements in NY with their sponsoring broker and give any recommendations?  I already have experience as a real estate paralegal, title closer and mortgage loan officer so I really just want the license to use for my own investing.  Was surprised to find out that you cannot register to take the NY state test unless you already have a sponsor broker.  

I want to be completely upfront to any broker I approach that I'm planning to use the license strictly for my own investment purposes and hopefully can work out a straight fee arrangement.  My real estate background means I'd be very low maintenance for them but not sure what to propose in terms of arrangements and fees?  Any suggestions I'd greatly appreciate.  Thanks!

Hi @Alvin Tse.  I did the same and just finished the course through NY real estate institute.  Do you have any sponsor brokers you can recommend?

Hi @James Masotti.  I have family in Wilmington and have considered doing some buy and holds there so I'm interested in knowing what areas of town you invest in and if you have any local team members there you could recommend?

Hey @Bryant Schur.  How amazing of you to do this - thank you! I am a solid believer in updating and beautifying the home and the area along with it so that while increasing the value of your investment, you are also changing neighborhoods for the better.  Love that you mentioned that in one of your earlier responses as its really nice to hear another investor say they'd like to use this vehicle as a way to give back - especially another New Yorker! It seems some investors loose sight of the fact that their investments are going to be someone else's home.   Since I'm in LI, I am looking for buy and holds up in your area as its only a few hours from me and would love to know what areas you'd recommend as being up and coming and places that investing in could make a great difference?
