I am looking to get a property owner financed... When i send out direct mail, i only have about 100 different people to mail to that have 100% equity. I was going to go further out of my state, maybe across the country to potentially find a good deal..

Opinion on this?

i finally have enough cash for a downpayment on a property.  i cant take out a loan from a bank though because i dont have 2 years of tax returns...  finding an owner financed property i figured is my next best option...

Is direct mail still a real good way to find good deals?  What is your opinion on managing a multi family out of state?

Also i forgot to mention. im only looking to hire someone for about 2 hours a week.  i dont think upwork does that right?

if i could hire a virtual assistant it would help a lot with me finding deals. Do you know where i can hire a VA ? hire someone from the philippeans or something?

i want to buy a multi family to rent it out.  Is it worth taking an "okay"deal if it were mostly owner financed? or should i still only be looking for a solid great deal.

I am listing a house thats about to go on the market.  i am listing the house 10% below market value and hoping to create a bidding process so they can make better gains and sell it faster.

value is 320k,  and listing it at 280k.  If someone comes in with an all cash offer at 280k and says i will close on the buyers terms how can i reject that offer?  That would mean they are a "ready willing and able buyer".

So my question is, what can i write in the "additional provisions" on the mls to say that the price is starting at 280k but wont be sold at 280k

im planning to buy an apartment building.

was going to have around 10 investors partner up on a deal for my funding. what are some basic terms to have for my investors and myself? My lawyer said Not to give them a ROI in their "terms". so do i give them part ownership instead?

dont give them voting rights or Do i.
