I am trying to set up a mailing campaign and hate writing my own letters. it is too time consuming to write everyones name onto the envelope. 

do you know of any programs that will do envelopes? i know of some that do postcards but not enveloped letters

On the Multiple Listing Service, agents who are listing multi families rarely have all the numbers that are needed to see if its a good deal or not. They dont even have what the rentals take in.

usually i send an email to the agent saying "how much are they charging for rent and what is the NOI". is that a normal question to ask over email? is there any reason why 90% of the realtors would keep that private

is it just the first step to analyzing a deal?

property is worth 100k and rental income is 1k. does that mean that two units are producing $500 each? or that they produce 700 each but $400 in expenses

what is the best way to explore the options of someone owner financing? 

do they HAVE to have 100% equity in their property?

if they still owe about 30k on their mortgage, i could say ill pay the 30k and they finance the rest right?

are there any other creative options with finanicng?

do you know of any books or websites that teach about hiring the right assistant and what i have them do?

i was thinking of hiring somone for about 15-20 hours a week . 

right now the main thing i want outsourced is doing my paperwork and writing letters for me. i need a larger list for them to do

i have a list of people in my database whos emails i dont have. Since they arent doing business with me and currently dont want to do business with me since they have no interest in their selling their house YET .

i have their name, address, phone numbers, but not their email.

is there a way that i can grab their email besides calling and asking? i want to set them up on an email campaign
