craigslist seems to be spammed with the same two people.

As a realtor i am always hitting the phones calling expireds and FSBO. I did really well with it and built my business by doing that.

Is there anyway to get a large list of numbers to cold call distressed homeowners and be able to target them or do i need to scrub them myself by looking through craigslist.

Does anyone use cold calling in their business?

i dont have much money but have been trying to invest in something for a while now.

Whats your opinion on buying  a property cheap, for around 20-25k and reselling it for 40k arv (obviously the deal would have to make sense).

is this a good way to get started flipping with not much money?

BP should get a way to make people participate more in answering questions

partnering would be the same thing as JV correct?

does that get pricey? or does that just need a contract between the two

as an example...

If i want to buy a multi family for about $300,000,  can i partner with two or three other people to purchase this property?  Could i "partner" with people instead of "syndicating" the funds from them?

spend it on your marketing to do some wholesale deals or try to find a partner to match your money and do a flip/ buy and hold.  find a partner or two and you can make some good income with that ca$$$$h
