thank you that helped.  I was going to go after the non accredited investor.   do i need PPM to set up with non accredited investors?

question in reverse: if someone offered me part ownership of the building and i was able to see a good ROI then yes my answer would be yes

If i got 2-10 people to syndicate their money + part owner financing + a bank, i dont see why that isnt realistic 

how can i partner with experience? find a deal and find an investor to partner with?

why is it unreasonable to syndicate 20% funding from investors and 80% from a bank?

Im not qualified for FHA since i dont have two years of tax returns....

If i form an llc and syndicate money, is it reasonable to get close to 100% funding on it even if its my first deal?

im moving from a decent city in the north east and plan on moving to a large city like san antonio.

i know some of the biggest and best agents in the world live in the san antonio/ austin area, so they are my compeititon.... is there still enough for me to eat coming into the area new?

how do i find a decent ISA that has a license?  

am i supposed to help get someone their realtor license before they can start making phone calls for me?
