Ned Carey Thank you Ned. Karen M. you are right. I did apologize and told the potential seller that I would remove the number from the list. The person told me to call them another time. At least it wasn't a flat out NO! with additional four letter words to follow :)

Ned Carey Thanks! It is more than likely true about the opening liner. I am on the cold calling learning curve.

What would you suggest would be a warm opening liner? Also,what is usually your response when someone asks what was your means of finding their number?

Simon Campbell as a Foreclosure specialist, I'm sure you are 100% correct and that you come across highly emotional clients. I wouldn't want to be reminded of the situation either.

Good Evening BP,

I am targeting the niche of tax delinquent homeowners to see if they would be interested in selling their homes.

I have personal cell phone numbers for a quite a few of them, but wondered if I should call or just send a yellow letter. I ask this because I did call a few numbers and one person was very unpleased that I was able to find her "unlisted" number.

I feel as if I am violating their privacy, but it's the golden nugget to being able to speak and build rapport with the owner.

IMO beats spending money on a yellow letter that may be ignored.

What do you think?

I drove by a vacant home and gave the owner a call. She told me that the home was an owner financed deal so she is not truly the owner although her name is on HCAD as the owner.

She expressed to me that the home had BLACK MOLD since the original owner did not inform her that there was a slow leak in the home.
She also said because of the leak there was water damage to the floor. She was upset since she invested money into the home; about $30,000 worth.

She called a vendor to see how much it would cost her pertaining to the water damage. She was quoted $70,000.

She moved out July 2012 and hasn't been back.

What do you think of the "Black Mold" issue and the cost of water damage?

-1786 sqft
-Year: 1978
-3b/2bth
-Has ARV of $90,000
-Rents fron $1,025-$1,200
Nice area in Northwest Houston, TX

I drove passed a home that looked vacant. I wrote the address down and did some research and found that the home is in a living trust.

Can a home in a living trust be wholesaled?

I have a deal in the works but I need to double close. Can anyone recommend a title company that double closes ***(buyer brings in funds and wholesaler uses funds to pay seller)*** in the Houston, TX area?
