YOU ARE BEING ASKED TO LEAVE THE PREMISES. IF YOU DO NOT LEAVE, AN EVICTION ACTION MAY BE INITIATED AGAINST YOU. IF YOU ARE IN DOUBT REGARDING YOUR LEGAL RIGHTS AND OBLIGATIONS AS A TENANT, IT IS RECOMMENDED THAT YOU SEEK LEGAL ASSISTANCE.

I would post the 3 day notice now. You do not necessarily have to file a lawsuit, but at least you have 1 step completed.

You cannot recover legal fees on a residential lease in Ohio.

There are 2 "causes" in eviction cases, first cause- the issues of possession; second cause - money damages. the second cause takes the place of any need for small claims court. i would find an attorney familiar with the eviction process.

Serve the 3 day notice. It's requires very specific language that you can google. Post it on the door. Also send it if you have a default notice provision per that provision. Then file the eviction complaint. Check the local county or mini courts local rules for evictions.

Yes, you can sell the house or the LLC which contains the asset (the house).

I am an attorney in Cleveland at a 80 attorney firm. How much is the property you are looking to pickup? If its a large acquisition I may be able to help. If not, you can set up an LLC for i believe $99 through the Secretary of State website.
