so i am not sure what you mean a fixed lease? do you mean it was a 1 year lease or something? 

Does the lease state how much time should be given for it renew?

I would give 30 day notice before 9/30/16.

If she is still on the premises, you need to serve her with a 3-day notice to vacate. Then you can file an eviction action.

Hi Cary, if they are month to month you should be able to give them a 30 day notice to vacate and they are out. I am not sure about a 3 day notice and I would air on the side of caution with a 30 day notice. Let me know if I can be of any assistance.

text message notices to vacate will be insufficient. 

I would do some google searches for lawful evictions in your county.

Your eviction is improper and the court will likely throw it out.

Go to court the week before your hearing and watch and take notes.

In Cuyahoga County, if the balance is not paid within thirty (30) days, the purchase shall be in contempt of court and a citation shall be issued. The key word here is shall, not may.
