A Silent home Ioan is a Loan secured against a property WITHOUT a deed filed against the home, its not officially on record but is agreed upon between two parties, a lot of times these are used when getting some seller financing on a deal where the buyer is using a hard money lender who will only do the loan in first position.  @Jonathan Almanza @Pavan Sandhu

@Diane Tycangco 500k for a 4plex is pretty unrealistic in Sac ($125k per door). You miiiiiight be able to find a triplex, definitely a duplex. Not a 4plex though.

your agent should be able to help you determine what's what with the condos but as said above you can also reach out to the HOA's to determine if this is allowed. The listing agent typically should have the HOA docs on hand too.

Hey Tracy!! Sacramento has a number of areas that can provide some cash flow , especially compared to the Bay Area property values Sac provides a lower barrier to entry. Some areas I always suggest are West Sac, Natomas, Elk Grove, Meadowview, Rancho Cordova, and Arden-Arcade. Non-Owner occupied rentals with 25% down can easily provide an investor with a decent cash flow in an appreciating market!

Merced is for sure a developing area, I have a few clients who have bought and sold there and actually used to live there myself. The college is the big driver of the areas growth but I wonder what economic growth the city has seen, that would be my one hesitation for its long term growth, everywhere in CA is developing right now, how will this look in 4-5 years? not sure.

 I was a rookie, just didn't do things the way I needed to do them, learned a lot, don't let the neighborhood scare you off but I suggest doing something with somebody with some experience before trying to go off on your own

@Brian Larson consider me biased (Vallejo born) but I LOVE what Vallejo has to offer not only as an investor (flipped a home in college park in 2019) but as far as an economic development hub that will continue to grow (namely the development at Mare Island) I just listed a home for sale in Vallejo that is going to sell 65k over asking within hours of it being listed, the market is BOILING and Vallejo is no differnet
