How much below market value do you look to buy a house for when wholesaling? I've heard different numbers from a few people and was interested what the forums thought. Any other tips on wholesaling, negotiating, or closing a deal would be welcome too!

@J. Martin 

I know richmond and east oakland aren't the "ideal" places to live in the bay area. What helps you to differentiate a good vs bad home. Also screening tenats in a duplex can have issues have you experienced those in the oakland home or has it been all good?

To continue with what @Rob Cee said a bunch of foreign (chinese) investors are buying up the homes in the markets you spoke of (CA and FL) and are paying high down payments.

I would think as long as your getting consistent ROI you should be good, possible issues with the house itself could be a problem however. If you hold the property long enough and make sufficient upgrades you should be able to make some sort of profit down the road if you choose to sell.

Hello all,

My names DJ Dawson I am currently a college student in southern california (university of redlands) and I have been doing a lot of research in the RE market over the last 3 months. My question is:

How much money is needed for a realistic down payment on a home that will avoid high interest payments that come with little to no down payment. I am sure this depends on the price of the home so lets say 300k home. How much would you say is a respectable down payment that can avoid high interest charges.

Also, for my southern cali people I am currently looking for investors to tail and gain some experience in the industry prior to my first investment. I can provide help with labor on a home (free of charge of course), I am just looking to get some insight. Thanks again all!!

@Ryan McElroy love your plan! I am looking to do something similar but like @Kyle Gregg I am thinking a duplex as opposed to a 4plex to start out (less time managing tenants, less appliances, etc.) down the road I think a 4plex can work out but either way both plans seem to work well.

I am still in school and am starting to do my research myself. Would love to continue to network with you guys and see your success unfold! good luck!
