Hey Leanne I would suggest some of the ones you mentioned (Tahoe Park, West Sac) I would also suggest (Hollywood Park, Curtis & Land Park, as well as Colonial Heights!)

Bit bias cause i live here but i love west sac, and the appreciation ive gained over the last 6 years, proximity to downtown, proximity to the causeway for trips to the bay, tons of options for all types of home buyers, and a ton of growth economically and infrastructure development!

600k mortgage @ 6.55% int gives you a payment of roughly 4800, are you parents prepared to pay that as tenants? does the market support a 4800 rental amount ( ideally more to create a savings acct for reserves, utilities, vacancy, etc.).

What are comps in the area selling for if you need to sell the place? Ensure you analyze all aspects of the deal to determine if this is a smart decision for your future

finding a place with a detached garage can help expedite the ADU process, new construction is significantly more expensive AND time consuming. I am helping a client under contract now to purchase a house with an awesome 2 car garage we will be assisting them to convert to an ADU! I have a mid term rental (2 bed 1 bath) its constantly rented out and getting a ton of interest throughout the week, getting about 2900 a month for rent on it (Hollywood park near sac city college)

just keep shooting your shot!! relationships are huge too your agent needs to take the lead on selling you to the listing agent and making the deal come together!! It will take some time but you will get one!!

its unrealistic to expect to have zero cost of living house hacking in this real estate climate (prices, interest rate, and rental costs) don't typically equate to cover the cost of a a house in full. I will say you can drastically reduce your cost of living by house hacking versus renting a 1 or 2 bedroom place to yourself, and get the benefits of loan pay down, tax advantages, etc.

You want to ensure you can also pay the mortgage in full for the inevitable months you will have vacancy.

speak with a local broker FOR sure your agent should have a go to lender and honestly you'll want to work with somebody with a proven LOCAl track record, if you need a referral ill DM you my go to lender for all my investor clients

Hey Dominik congrats on the purchase. We host a monthly real estate investors meet up in west sac at Kick N Mule sports bar and grill every 4th Tuesday of the month. We just had it last night but I suggest coming by next month! Oak Park is for sure on the come up and your analysis of north vs central is accurate.
