Nick D. and Vala Shahabi I'm from LA but currently reside in Loma Linda, CA. In the process of buying my first quad in the IE where properties are bit cheaper but I'm also starting to consider out of state as an option.

@Marcia Maynard So true, being polite and respectful go a long way in so many situations. As a mental health therapist, I understand the value of empathic listening. Allowing people to be heard doesn't cost us a thing, but making the time and effort to listen in early on may deter a tenant from making threats and hopefully foster a more respectful relationship. I have learned that most people whether it be a tenant or not, lash out because they don't feel valued.

I am dying to hear what experienced landlords have to say...I am buying a property with stairs in each unit. How can we protect ourselves from these "I fell down- now pay me" threats?

They'll give you the discount that day if they hear you won't be buying until they go on sale anyway.

Thanks for that insider! I need to get comfortable shopping around in both Lowes and Home Depot for home discounts!

I need to rehab kitchen cabs on two units and need advice on this area too. How do others feel about granite counter tops in rentals? Are there cheaper materials that give the same nice finish? #imsuchanewbie

@Dick Rosen 

In California, a "month-to month" is called a rental agreement and a "fixed term" is called a lease. I am not sure if this is the case for other states.

@Mark B. Thank you for providing insight on the ETF! I have not heard of this before.  My goal is provide a solid contract that is fair, while adhering to CA law. I am definitely leaning towards month to month agreements and will do more research to see how to incorporate ETFs. I am such a newbie and definitely humbled by all the great information/food for thought you all provide.

Some people may say you shouldn't focus too much on how you are perceived but I do believe that first impressions are important. Subsequently I have seen how perception influences how people treat you. Any suggestions on building a professional image would be greatly appreciated.

I am starting out with my first multifamily and will owner occupy. I am definitely a professional young lady but I am thinking of creating a business name (DBA) as I will be managing the property myself and working with tenants directly. My question is not about protection at this time (I'm sure later down the line I will establish an LLC for increased liability protection as I expand my RE business but I will get an umbrella policy starting out). At this time I am focused on developing a professional image and being respected as a professional landlord. Question: 1) Should I create a business name? 2) if so, should the business name be on leases and correspondence with tenants?

Darren Budahn I have read sever books on this multifamily investing and this one is by far the easiest to read and it makes sense.
