Post: Numbers review on personal property to rental

Hey Folks,

I've been browsing BP for a while and purchased a personal residence less than a year ago. Potentially being transferred for work and have to decide what to do with my property. Based on what I'm seeing number wise I'm thinking of just letting the company handle the sale (all closing costs covered by them, going to negotiate buying costs as well) and moving on. Let me know if I may have overlooked something.

Purchase Price 175000
Currently Value   186000
Equity   45600

Mortgage, Insurance, Taxes   1165
HOA   120
Maintenance 10% 145
Vacancies 10% 145
Management 7% 100
Tenant Placement 8% 121
Total Costs   1796
Rent Price   1450
Equity   200

Monthly Cash Flow -346
Yearly Cash Flow -4150

Monthly Cash + Equity -146
Yearly Cash + Equity -1750

Thanks for all comments in advance!

Post: LF Investor Friendly Agent in the Houston, TX Area

Hey y'all,

I'm currently searching for an investor friendly realtor in the Houston/Clear Lake area.

I'm in search of a Multi to house hack or a 2/2 where the numbers make sense. I've found properties that really caught my eye but were scooped up very quickly and am looking for an agent to help me get to these properties more quickly.

Currently pre-approved for a traditional mortgage (FHA pre-approval planned) and have a good idea of what I'm looking for.

Feel free to connect with me or refer me to an agent.

Thanks,

Alex

Hey BP, I've been lurking the forums for the past few months absorbing all the knowledge/lingo and have decided to pursue househacking a multifamily property in the greater Houston area within the next 6 months. A little bit about myself; I'm a recent college graduate who moved out this way from the east coast last year, I maintain a "9 to 5" as an engineer in the Chemical Manufacturing industry, and I am looking at REI as a means to further diversify my portfolio. In my efforts to purchase my first property I will be looking for investor friendly realtors in the area and property management recommendations. Feel free to connect and reach out to me if you have any advice or recommendations! Thanks y'all!

Hey BP,

I have been lurking the forums for a while and testing my hand at evaluating properties. This specific property recently caught my eye as a too good to be true kind of offer. Just uttering those words should simply be enough to know to walk away but I figured I'd shoot the realtor (and property owner based upon tax listings) an email regarding the stated rental income of $5400.

It was listed on the MLS 3 weeks ago. Duplex property, 4/1 and 4/2, appears to have been BRRR'd within the last year an a half. Original purchase price of $100k and currently listed at $260k but still cash flows nicely with a Cash on Cash of ~28%.

Before reaching out to the owner/realtor is there anything specific I should ask for aside from generic financials? The following is screenshot of the analysis using the BP tool.

Thoughts? Thanks for the cold eye review!
