Post: Finding a Market Virtually to wholesale In!

I am trying to figure out how you truly identify a market where there is potential for homes to be wholesaled virtually (what are some key points to look at?)- my backyard doesn't seem to be the prime candidate for potential flips. I go on sites like Zillow and Redfin and set the setting to only show me homes with certain keywords or properties that are only FSBO. however, I find that I don't truly understand the markets that am looking in and I want my estimates of things like ARV and Rehab costs to be accurate based on the area I'm looking in except I can only make rough estimations for fixes.(ARV I feel generally confident about) Need advice! Thanks yall!

Hello all. One of my concerns with investing is age of a property . I can’t remember where but I remember reading that properties built in 78’ and prior were risks for health hazards like lead paint and what not . Is there any suggestible property standards I should consider when looking to purchase my first property ? Thank you!

@Becca Summers thank you for the feedback! In terms of what you’ve mentioned . How do I go about obtaining another home? Am I supposed to fix up a house that doesn’t need to much work , get it appraised after a year and then leverage the equity in the home to get a second home loan? Thanks .

@Tanvir Sattar Thank you for the feed back! with the specifications your quoting , what kind of price range of housing should I be looking at and also what quality ? Something that just needs minor improvements? Should I reach out to sellers and look for sellers assist to keep my down payment low and my closing costs low as well ? From my research , for using a rental is there a minimum bed : bath I should be looking for as well ?

@Neil Schoepp Hey there & thanks for the advice ,Neil. live in the Mount pocono area just about 30 minutes away from the nj border. Any suggestible meet ups in that area you can think of ? I’d definitely have the discussion basics down. I think it’s truly on a manner of like you said , meeting with already successful individuals and looking to them for guidance. Is there anything. I want to be someone worth teaching. I have low Start up funds and want to work and learn from someone who can build creative solutions for funding investments. Im looking to stand out as a student and achieve things bigger than myselF in real estate with proper guidance from someone who has already done it. I am based in Pennsylvania , closer to ny. I am in desperate need of education and looking to change my life for my mom and dad while I am lucky enough to have them . I want this NOW . I NEED this NOW. Willing to do whatever it takes !

Hey there, I am looking to start some part time work with wholesaling properties but am unsure how to go about the process of getting in contact with home owners and then finding buyers . I've read about things like skip tracing to obtain numbers based on addresses but not sure what to say to home owners, how to form a contract( maybe a template of some sorts) and then where to find buyers for these properties. A big BIG thing is how i should go about doing my market research for the homes by me and how far i should look if i can't physically visit some of these properties that i become interested in or am i overloading myself from the start. if there are any suggestions for good services to use to get in contact with home owners and and also a process to follow when looking for buyers for homes and how to create a sort of buyers parameters checklist that would be wonderful!
