Starter Wholesaling Tips and Guidelines.

Hey there, I am looking to start some part time work with wholesaling properties but am unsure how to go about the process of getting in contact with home owners and then finding buyers . I've read about things like skip tracing to obtain numbers based on addresses but not sure what to say to home owners, how to form a contract( maybe a template of some sorts) and then where to find buyers for these properties. A big BIG thing is how i should go about doing my market research for the homes by me and how far i should look if i can't physically visit some of these properties that i become interested in or am i overloading myself from the start. if there are any suggestions for good services to use to get in contact with home owners and and also a process to follow when looking for buyers for homes and how to create a sort of buyers parameters checklist that would be wonderful! Let me know and thank you.
