Is savings worth of 10k enough for start flipping? Brrrr method?

Hello all . I’ve put aside about 10k worth in savings to get started and I’m looking for a way to create some income either by flipping or rental . What are your thoughts on this and what are my potential options with this kind of savings ? Thank you for all suggestions !

@Dion McRae that really depends on the market you are interested in. I do not think the beds/bath is your main concern. I would look into average rent rates in the market using website like zillow and make your decision accordingly.
