Hi Deborah,

Do you have a certain area of town you're considering or an age of house, or do you already have the home?

Homes in each part of San Antonio have unique issues. There are certain neighborhoods that have notoriously bad foundation issues due to the soil composition. Many of the older homes that haven't been renovated will not have insulation or HVAC, and will certainly be needed to be comfortable during our really hot summers.

We ended up doing a BRRRR (Which we ended up selling due to the hot market a few years ago), and it was almost a complete gut, so I'd be happy to discuss numbers with you. We're getting ready to do another project soon as well.

Let me know how I can help!

I'm also a local investor and also a licensed real estate agent in San Antonio, so let me know if you need any help with anything! Also, have you been to any of the local REIA's here? Tomorrow night is one of the meetings at the Airport Hilton! You should make it out if you can! Anyway, welcome! -Matt

My local dollar store has 3x5 orange post it notes. It looks like an official notification from a distance. You can use those to leave your contact info if your walking the neighborhood and come across FSBOs or for rents.

2. Turn you car into a mobile billboard. $10 at vista print gets you a car magnet.

You can also get the kind of window markers people use to write just married or for sale on their car windows. Instead you write I buy houses and your number. Just make sure you're not blocking your view.

Get a big poster board $1 - 2. ( I found some at my local dollar store) , write on it I buy houses and your number. When you go to the mall, movies etc, back your car into the space. Use the poster board as a sunshade. Advertise your business and keep the inside of you car cool.

3. Networking at your local REIA. $10 at vistaprint gets 250 business cards.

4. Advertise on Craigslist and other online classified sites.

5. Flyers - $5 for 600 sheets of printer paper at wallmart, $1- 2 for markers, $1for thumbtacks. Put up flyers at super markets, laundry mats, etc.

If you do all five of the above ideas, it should cost you about $30 or less.

These are awesome Suggestions! Thanks for the great ideas!

Hello!

Yeah, I'm pretty much looking for buyers and sellers. I sent out a bunch of cards last summer, and had a pretty good response. I was spending around $500 /mo in sending out post cards. But I ran out of money to keep that level of marketing going when I didn't have any money coming in yet from the marketing. I had to stop everything because I had some things come up that required all my financial resources so no more marketing, I had to shut down my website and phones too. So now I'm pretty much starting fresh.

I still have some of the lists that I bought, but my phone numbers and websites are going to be completely new. So I was just wanting to see what suggestions people had to get started with low costs. I am slowly ramping the spending back up again.

I certainly appreciate any suggestions!

Hello!

I was curious what other investors could recommend for some low budget marketing ideas. I was just getting started last year, sending out post cards, but due to some personal things that came up, I had to stop all my spending on marketing. Now I want to get the ball rolling again, but don't have a whole lot of money to spend on marketing just yet. I was just wondering what suggestions others might recommend that won't break the bank off the bat.

Thanks!

-Matt

@Michael Quarles Do you get a lot of response from the mailback form or do most people still call?
