I am thinking about building a modular home and noticed Vantem had good reviews.

Has anyone ever use them or is there another company recommended?

My (excellent ) tenant moved in 8 years ago, has never been late with the rent.

The rental came with a washer dryer in the basement and I told her they are a courtesy -  I would not replace them if they broke and now they have. 

 when she moves out, would it be best to, ask her to replace them with another pair of used machines that work or just take the loss. They were old but functional. thanks for all thoughts.

Yes, it is 5 or 6% for commission Realtor fees, but don’t let that influence you on its own .
make an offer that you believe to be fair for both of you

I would never invest in anything that doesn’t pay me. What would be the point.?

The guarantor will be there in case he does not leave

She owes you the full rent, not part of it. Now she owes you late fees as well. If she knows she could get away with this one time it will happen again. We must train our tenants as to what we expect of them and be clear.

Yes, if they have a guarantor to sign the lease along with them, it would help because they would be responsible for payment as well.
Otherwise it feels a little sketchy to me, and I would not risk having to evict them after only three months payment.

but now they’re all reruns .
