30% bump? is this normal rule?

@Michelle Fenn very valuable information. Thank you. I was wondering if there is a way to find out what the "violations" are before closing the deal and also if it is practice of the seller fixing these. What does your experience say?

@Kellan Martz Congrats on the purchase. I am curious how does the finance out of state works? Do you need to be pre-approved with a local lender? If yes, do you recommend yours? Thank you, Diana.

Hi Gary,

If it is a 27 unit complex I am assuming the tenants pay a fee for the HOA. At the meetings, it can be brought up to them a potential assessment on fees or you will have to close the pool. Best, Diana

Hi Marcus,

I would add that if you do decide to go out of state. You still need to have processes defined on what to look for in a property manager and how to manage him. Best, Diana.

Usually, on the listings, it is stated how many meters are per unit so then you get an idea if the tenants are responsible for their own or landlord should pay for it. As for your agent, they live for referrals, you can leave a review of your experience on the net. if he's paying attention he will reach out. Good luck!

I am looking to remodel my investment property in Los Angeles. Do you guys know any good contractors?

Hi, I also would be curious to see how do you guys split expenses with lodgers such as utilities (electricity), Internet and so on. Thanks.
