@Ian Loonce

Sorry to hear that. I had a similar tenant and have to say I don't think it will get better.

How did your PM let that happen? who are you using for PM?

@Shane Kelly please share

Quote from @George Maka:

I have a new property manager and use the attorney through my PM. I've used the attroney below with my old PM and reccommend this attorney.

Also, for PM recommendations, DO NOT USE Sara Olson from Progressive Urban Real Estate. She has horrible communications, no financial record keeping and did no due diligence on new tenants as I had to evict 4 out 4 tenants that she found - all within one year of using her. Horrible PMs, especially Sara Olson, can break your investment.

I am unable to post phone numbers on messages.

 @George Maka I am sorry to hear about this. I am a new investor in Cleveland. Unfortunately, I might have to evict my first tenant. How did you find out that your PM didn't do their proper screening? any tips you might have to keep costs low?

@Joshua Harter

I am a newbie too and constantly talking to investors on how to scale my portfolio and financing is a challenge. But here are some strategies you might want to consider:

- Seller finance - yes, they are out there & you can get more favorable terms.

- DSCR loans - I am very excited about these loans. As far as I know, they consider only the income the property is worth and down payment is lower. I am not a lender so I will refer to the lenders here.

Good luck.
