Hi i purchased my first rental in Buena Park CA. And i was able to profit a $500 cash flow monthly on it. It was my first purchase ever. I am now looking to purchase more cash flows in California.

Now worth:$550k

Total rehab$85k

Mortgage:$2200

Rent amount$2700

I bought this home with the intentions of when i start my own family i can move into something in a great area of Orange County.

I have a potential renter that the mother and daughter run a day care from home and the husbands have jobs. Any suggestions any renting to someone who runs a day care from home? Please advise thanks!

Need some advise on renting out my home. I have a brand new remodeled home (complete gut out). I just posted it for rent online even though its not completely done. I have been receiving a few inquiries about it. I have shown the home to one couple already however i never heard back from them. The landscape is the big issue right now. The home it self is in great. I have mentioned that the landscape will be done while they live there. What are some red flags that I should look out for? What are appropriate questions i can ask via text or phone? what methods can i use to do credit checks? Thanks!

Great news. I was in the same situation when I purchased last year and it appraised at 25k over asking price, felt good to make a purchase with that much equity without even lifting a hammer.
