I just did a cursory look. your 12 units are charging 887.5/ month doesn't look right not all units are the same in Living area. Your monthly income outside of rents translated to yearly looks incorrect. Your downpayment and interest rate and other assumptions are unrealistic. If you really want to see how much money someone is making on this is, ask for three years of schedules on the tax return. Then the real picture will show.

The market has recovered and Zombie REO's are coming to market and everyone wants to be a rehabber. They aren't selling more than usual.

you will loose money on this one.. I would suggest reading more about the expenses and upkeep needed for this particular project.

Starting a LLC checking off the "S" corp to be taxed as so.... Hiring the kids and pay into the 539 Education and Flipping houses in the LLC... I would then create series LLC in the state of Illinois to put the rental properties in......

DO NOT SPEND THAT MONEY!!! PUT IT TO WORK AGAIN !!!!  But money growing is a fad that never fades!!!!

@Ray Jansma  Whats wrong with investing in NWI? I feel like the rehab business in the Illinois area is crowded and I am not to confident with the business environment in Illinois. I have been itching t do some rehabbing in the NWI area.

Do you have documented proof this tactic has been done? LTV 125% No local bank will do such a thing with out collateral
