First time investing and need advice

I am trying very hard to know when to not get into the analysis paralysis state but it is my first time investing in real estate (apart from going through the process while owning a couple of personal homes). 

I feel a multi family unit is the best way in and have been reading the investing guide here at BP. The challenge is to focus on starting small (2-4 units) or is it OK to go in with a 12 unit first time. I don't mind getting right into it if the deal is good. I came across a particular 12 unit potential and based on the numbers (thanks to BP for walking through the deal analysis, I created my own spreadsheet from learning the analysis process), I was hoping to get the experts in this forum to weigh in and help me out. Would you invest in this (assuming the actuals hold the pro-forma) based on the attach deal analysis?
