Why would you put your hard earned money in second lien position? what's your position in Foreclosure? 

What's your instinct tell you ? Me I would say "have a nice day " If your asking me to buy the materials and I'll pay you in tranches as the work has stages to complete ... such as demo, prep, installation, finish work , clean up and complete.

It was available , My wife gets reos in those areas 

Why not present it to another family as Rent to own ??? or Section 8 it ?

You need to make sure you can set up llc's in series.  I would double check with your CPA , because the interest carry law changed and it effects class S or C or LLCs' ... Series are great because you an have one Umbrella and then have subsets of companies and put ur properties in them 

Have you asked the Following :

May I have a copy of your workers comp and liability binder?

May I have a copy of your license and a copy of your surety bond with the village?

You have 72 hours of the request . Either Certified mail it or Email it to him.

After 72 hours if said contractor does not give you those items stated above ... Well you have cause to cancel the contract.

After you cancel the contract request a refund due to non performance of the contract due to exposure to liability to the homeowner.

This guy sounds like a pro thief. Then I would post everything on social media and forewarn others of this . I would use the words "in my Opinion"

Gentlemen .. thank you for your input. I find it concerning that none of you read the post. Your just replying to add to your contribution posts and votes.  Must think others don't understand  the words "As Is" . I have got remedy with out your "As is " input.   So the next time you guys have a severe post closing issue don't just fold and give up because it says "As is"
