@Josh Cooper BRRRR method is not going to work on turn key properties , unless you buy turnkey with deep discount.

@Derek Sorto It will be a good deal , if you buy it around $70,000. I will still assume a Rehab of around $5000- $7000. So you will be in better position if you buy it little less than $70,000. At $85,000 there is no room for profit or if you want to refinance it later.

Hello Jonny, I am also an investor in Hampton Roads area , just curious why you want to invest in Baltimore area , is that area has better investment opportunities than Hampton Roads ?

@JD Martin I am going to do a complete check of all gutters and downspouts. Also will make sure all the water is draining away from the house. Thanks for your valuable input.

@Jim Shepard Yes I will get another estimate on installing sump pump, this price includes gravel and not the vapor barrier. As there is lots of water now so I am not sure if the mold is present.Thanks.

@Lisa Thoele Yes the price includes electrical and plumbing for sump pump. We are having lots of rainfall in the area but this is the first time I encounter this issue. Thanks.

@Mike McCarthy Thanks for the suggestion, I will make sure the water is diverted away from the house and gutters are cleaned.

@Jennifer Beadles Thanks for your input, actually I never thought about if the grade is being slopped away from the house or not  , gutters are cleaned and downspouts pointing towards or away from the house. Definitely I will check all that first. Thanks for sharing your story too.

@Patti Robertson Yes I am rehabbing to sell the house. I flipped other houses in Norfolk but never had this problem before. Yes, I should start doing the through inspection before closing on the property. Good suggestion.

Hi Bob,

Yes crawl space is the space under the house, and yes it is not inside the house.

Hello BP ,

I am Rehabbing a House in Norfolk VA and there were a lot of on and off rainfall in the area for last couple of weeks and now there is 3 to 4 inches of water accumulated in the crawl space. Its been few days now and the water is still there. I called the crawl company and they said we need to install sump pump and there is no other way to fix the problem ,it will cost me $3300.

My question is , if there is any other way we can fix the problem or sump pump is the only way.

It is an old house and crawl space is very small as per the inspector.

Any help will be appreciated.
