@Ranjit Sandhu I am looking for someone who can work with me in finding deals, that we can wholesale or keep, I will provide all the tools to use and spend marketing dollars too, the person has to use these tools and find deals , update CRM, cold calls ,making appointments with the sellers, negotiates with them, going to see properties etc.If we close the deal he/she will get the fair commission.

@Mark Davis, as @Upen Patel mentioned you cannot get conventional financing with LLC. You can find some small local banks they will refinance your property. Generally small banks will lend you 70% of the Property's appraised value and will amortize the loan anywhere from 15 years to 25 years, it depends on bank to bank. Their interest rates are little higher than the conventional loan interest rates.

@Karam A Tascoe just make sure you should be all in ( purchase and rehab ) no more than $52,000 for each property. Most likely the lender will require 30% equity in each of the property when you refinance them. Lender will lend you 70% of the ARV which is $52,000 roughly.
