@Tyler Horton I agree with your thinking. Get a great business partner and the Seed Capital will come with if they are the right person. It is also important to think about WCAP or working capital.

@Olufolajimi Ige this is a great idea. Maybe it would make sense to buy a shopping center and move your business into the center. That way you are paying yourself rent. Then you could use the equity for Seed Capital. You probably would also increase the equity because you are a new tenant.

One thought to add. If you are using the BRRRR strategy, it becomes easier to get seed capital as you get more properties because you will be able to get HELOCs and/or get loans against the cash flow of the properties for working capital (WCAP) financial resources.

Tyler would it still be possible to make the 1003 declaration for the Seed Capital if you stay within the correct recorrect ratios for the loan. Or maybe it would be easier to get the money after the loan for Working Capital (WCAP) so it is easier to get the original loan.

To add a new thought. Seed Capital has advantages if you can get it without having to record a lien as you have more options with traditional funding. Also, you might want to consider a HELOC for Working Capital (WCAP) so you only have to pay interested when the money is being used.

That makes sense to understand the SEC rules about raising Seed Capital. Is it correct that if you just get the lender to record a mortgage then there is less regulation vs. a more complex security?

@Dave Foster How do you calculate the tax you will owe for PA? It will be important to know that to calculate how much Seed Capital will be available from the transfer.
